What is useful to tell us
- Which town — Kiama, Gerringong, Kiama Downs, Minnamurra, Jamberoo, Gerroa, Bombo or nearby
- Which room — main bathroom, ensuite, small bathroom, laundry, or a rental or holiday-let bathroom
- House, townhouse or unit. For strata properties, whether you have spoken to the strata manager
- Roughly what era the house is. "Weatherboard, probably forties" is plenty to go on
- Floor type if you know — slab or timber on piers
- Water supply — mains, or tank and pump
- Wastewater — sewer, or an onsite system
- What is wrong — leaking, mouldy, soft floor underfoot, too small, or just very tired
- Who uses it. If anyone needs a step-free shower, a seat or grab rails, say so early
- For holiday lets, the first booking you cannot move
- For rentals, when the current lease ends
- Photos of the room, the ceiling above the shower and anything that looks damaged
Why somebody has to come and look
Two bathrooms of identical size in the same street can be thousands of dollars apart. Fibro in the linings, soft joists under the old shower, original galvanised pipe, a tank-and-pump water supply, or forty metres of driveway between the truck and the door all change the price, and not one of them is visible over the phone.
The measure is free, takes about half an hour, and you can ask anything you like during it — including for licence and insurance details.
What happens afterwards

- Time to consider it and compare it against others, with no follow-up pressure
- Selections locked in before a start date is set
- Approvals dealt with where they are needed, such as owners corporation consent
- A program in working days, with contingency in it rather than assumed away
If water is coming through
If water is coming through a ceiling, into a neighbouring dwelling or under the floor, turn off the tap or the shower feeding it, and in a strata property tell your strata manager straight away. Then ring and say it is actively leaking, so the measure gets brought forward.
